Dealing with bed bugs? We eliminate them at every life stage using a proven multi-step treatment process, backed by a 90-day re-treatment warranty so you can sleep easy again.
Our Process
Simple. Thorough. Every Time.
Bed bug service starts with a careful inspection of mattresses, box springs, bed frames, headboards, furniture seams, baseboards, wall hangings, electrical outlets, and nearby upholstered furniture.
Before treatment, you receive a prep sheet with the steps that help the service work correctly. That prep includes hot washing and drying bedding, vacuuming infested furniture areas, clearing nightstands and dresser tops, removing small wall items, and sealing clean items in airtight bags.
Do not remove furniture unless it is first wrapped tightly in plastic, because moving infested furniture can spread activity through the home. All occupants and pets should leave the structure for at least three hours during and after treatment so treated areas can dry.
Your technician then treats beds, box springs, furniture footings, baseboards, cracks, crevices, outlets, cushions, and other active hiding areas with EPA-registered products applied according to label directions. About two weeks later, your technician returns for a follow-up treatment to reinforce the service and interrupt the bed bug life cycle.
The Tri-Annual Story
Our plans include service three times a year, every four months. Products are selected to last the full cycle, so pests can't build resistance and your home gets less exposure overall.
Our products are designed to keep working long after we leave. No drop-off between visits, just consistent protection month after month.
Pests can develop resistance to repeated applications of the same active ingredient. We rotate active ingredients between visits so pests can't build resistance. Resistance prevention is built into every plan, not an afterthought.
Who We Are
When you reach out, a real person picks up. Texts back in under a minute. Calls answered in under 20 seconds. No hold music, no phone tree, no waiting until Thursday. Same-day service, 90–95% of the time.
Every technician follows the same 30-point standard on every visit. Foundation to eaves, every entry point, every time. If pests come back between visits, so does your technician. No extra charge, no fine print, just the results we promised.
Your home, your pets, your peace of mind. Kid and pet friendly once dry. Products rotated and applied with care — so pests can’t build resistance, and your home stays protected.
Bed bugs can spread through travel, luggage, furniture, and shared spaces, so a clear process matters. Your service includes preparation instructions, targeted treatment of known hiding spots, and a follow-up visit about two weeks later.
You can rest easier knowing the service is backed by a 90-day unlimited warranty when prep is completed and your technician has full access to the treatment areas.
Sage is GreenPro certified and recognized among the Top 1% of pest control companies, giving your home a higher standard of service from the first visit.

I recently had quarterly pest and annual termite services completed, and Scott provided top-notch service. Scott is clearly a seasoned professional with years of experience who takes pride in his work. He didn’t rush through the service; instead, he was attentive to every detail and made sure all my questions were fully answered. What really stood out was how proactive he was: he took the time to point out specific outdoor conditions that could attract pests and gave actionable advice on how to prevent potential issues before they start. On top of his expertise, Scott is extremely pleasant, approachable, and personable. It’s rare to find service that is both exceptionally thorough and genuinely friendly. Highly recommend Sage and technician Scott.Posted on Google![]()
